Selling Guide

The first step in selling is establishing what your home is worth. You can do this by contacting us at Jowett & Stone for a free valuation. We pride ourselves in offering expert advice from our experienced Valuer who will give a comprehensive appraisal backed up by local comparables.

You will need to understand how much the move will cost, this needs to include not only estate agency fees but also solicitors, mortgage and removal costs.

Every property needs to have an EPC (Energy Performance Certificate). This is a legal requirement and assesses the energy efficiency of a property and is valid for 10 years.

Once you are ready to put your property on the market, it’s time to speak to us to confirm the pricing and selling strategy, arrange for photos and get ready to market.

We will then put the property online, contact potential buyers who have registered with us and commence viewings.

Once viewings have taken place, we will ask the viewers for feedback and let you know their thoughts.

We will be asking for an offer and you will be notified of offers within 24 hours with the option to accept or reject. Our aim of course is to achieve the very best offer for you.

Once an offer is received, we will ask for financial proof of affordability from the buyer to ensure it is a genuine and proceedable offer.

When an offer is at an acceptable level, we will issue a Memorandum of Sale to the sellers and buyers solicitors, liaise throughout with yourselves, the solicitors and any other agents in the chain until exchange of contracts and completion.
